I guess it's personal preference. Your property seems pretty stable and will "guarantee" some level of return and low maintenance if rent to right people. Different people have different risk tolerant level. in the foreseeable future property close to beltline will still go up in value. Hopefully!

Hi BP family, Just want to gather your thoughts on where to find good market rent data. I've used Zillow estimate. Wonder what else you guys are using? If you use Rentometer, I want to know what you think about it. Thanks in advance!! Tina

Ok Dara,  I guess these are all personal choice questions thus no absolute right or wrong. 

1) how to go about doing a move-out inspection properly (should I inspect only the room being vacated or the entire home)?

I will inspect the whole house this way you can provide feedback to the 2 remaining.  

2) how would you handle the security deposit? (keep the previous one and roll it over? or return it and ask for the new deposit?)...I don't know how they divided the rent or deposit payments amongst themselves.

first need to identify how much each one of them provide. Roll over for the two and ask the 3rd new one to provide he's or her share of deposit. 

3) although there was no written lease termination agreement, since the collective "tenant" is changing and lease has ended, would that nullify the automatic month-to-month term?

Not sure. Probably need to ask attorney?

4) for the landlords who only do lease terms for 1 year at a time, do you not include the automatic month-to-month clause if renewing with current tenant?

I include holdover period for maybe 15% than the base rent for 3 more month.. This way encourage them to make decision on where they want to go. If they want to stay, great, sign the lease and keep the base rent.

Hi agents friends, I've been a real estate investor for several years and have read a lot of books regarding investing. Always love analyzing numbers and stuff.

This year I got my license and would love to read some book on communication, sales and marketing. Do you have books that you think are super motivational and helpful to you to become a better agent?
