Hi there, where is it in Atlanta? Can the rent be 2900 as of now? Is it doing short term rental?

Make a goal to purchase a investment property by a certain date. Be as hands on as possible to learn from experience. I’m also in atlanta. Would love to connect.

You read my mind, just got off the phone with them. 3 streets are historic, Forrest Ave, Kennesaw Ave and Church Street. The historic streets need permission to modify exterior. No restrictions on none historic except many streets are now re-zoned for single family homes. If you knock down the duplexes you can only build a SFH. 

Atlanta investors, why are you not knocking down and rebuilding the match boxes in neighborhoods next to Marietta Square?
Come down to price I think. I sold old duplex near square. The rent in summer was 1500 per unit after minor renovation. Purchase price was 300K. Why spend money to tear down and rebuild when you already have something that meet 1% rule?

I find Zillow and Redfin show pretty much all single family homes that are publicly listed for sale. Are there similar websites that show pretty much all Multi-Family homes that are publicly listed for sale?

Hi Matt, 2-4 units can still qualified for residential loan while more than 4 units will require a commercial loan. We find most of our 2-4 units on local MLS or networking with other agents or wholesalers. I’d suggest you to connect to your local agent to get listings alerts on 2-4 units. It’s very easy to set up.. best of luck

Hey , i will suggest you to talk to a lender and reverse engineer to figure out that budget you are working with. Then research on areas that allows your to find property within that price range at the same time saving more money! Good lock. Back couple yrs ago i was able to get property around 150K in Atlanta suburbs. Not sure if we can go back to those time but i think there’s always opportunities. Welcome to the community.

Smyrna has it's own short term rental restriction. Different than city of ATL. I think you can rent out no more than 180 days out of a year..(please don't quote me on that but i think they have a day limit on how many days you can rent out and also need a permit/license) however i think that's a good step towards normalize short term rental.. you might be able to get SFH under 400K without HOA. Treat it like a hotel. Hired a good cleaner that will also help. I use to live in Smyrna and have properties there that I'm doing long term rental. About 10 yrs ago when i first start investing and i did Airbnb in one of my bedroom. We got plenty of people come stay couple days out of a week to help with commute. Hope this information helps! Google new economic development deals that’s been approved but still under construction..

Expend you search alongside major highway like 85,75 and I20. I personally have property in woodstock, kennesaw, smyrna (along 75) then powder springs (Close to I20) then now northeast dacula, lawrenceville (along 85) you should be able to find plenty of turn key properties under 400K
