Best Tips for Educating Yourself

Hi! I am newer to this, I am currently in the process of looking for my first rental property.  I think I still have a lot to learn, and my question to you all is, what did you do that you think helped you the most when you were first starting out?  Learning what you need to start your first rental, the applicable laws and regulations in your area (I am in Atlanta, GA), how to learn what market near you you wanted to invest in, etc.  I have read a couple of books which I think really helped me out, and I listen to podcasts, but I am stuck on how to best focus my education efforts and I am just curious if any of you are willing to share what helped you most in the early days!  Thank you!
