I have a plan to create 10k per month in cash flow from real estate. My goal is to invest 1 million in cash to achieve this goal. I am about half way there currently. I have been buying & holding. Plus hold notes on a few others. It has been going well. I am in Detroits western suburbs.

Refi'd primary into a 15 year fixed @ 3.25% no can out.
Paid cash for, rehabbed & leased out a new rental
Made an offer on a 12 unit MF, still haven't heard back

So I closed on a house today and it reminded me that there has been a question bugging me lately.

Should I calculate pro rated taxes paid at closing as a acquisition cost or part of my yearly expense?

This is a SFR that I paid cash for and will be renting out.
