I am also a new investor from NJ looking to purchase my first investment property. After trying to look for a property in NJ for few weeks concluded NJ is not the right market for my first investment and exploring Pennsylvania now. Please note that i was told (even though i have not explored myslef) if i start looking at some difficult neighborhoods (newark/some parts of JC) i may still be able to buy rental investment properties in NJ but i am mainly looking for B.C neighborhoods for my first investment.

My reason for not looking NJ for now

1) B,C neighborhood property prices are too high for rental investments and my target propery price is lower than that

2) NJ property taxes are high which is a cash flow killer

3) Too many cash buyers in the market, with whom if i complete for good deals chances are high i wont get the deals.

How are the property values holding up in Philiy B & C neighborhoods.

Some of the cities (example: Allentown,St.Louis,MO) shows promising cash flows but no hope for appreciation. I am looking for properties that would provide moderate cash flow (around 15%) and can also appreciate little bit so that when i ready to sell i am netting few thousand dollars.

Any other marker in Pennsylvania that would fit in this criteria?

Let's talk about a lowball offer case.Property is listed for 100K ( might be an overestimate from sellers part - seller/agent).

Based on your calculation as an investor you comeup with an ARV of 65K.

As a investor you clearly think the seller will take this as an lowball offer.Will you still go ahead and submit the offer for 65K or won't submit any offer and wait for the listing price to come down.( assuming your agent also agree with valuation and submits your offer) Assumption here is the investors ARV calc is right 90% of the time the property should sit in the market for a while without any promising offers and listing price should comedown.

Lowball offer - I am sure most of us in BP heard this term.

Is there a definition of lowball offer?

If i offer 10% less or 20% less it is a lowball offer?

Is the definition different in each market and sub-market?

Do the sellers, buys, real estate agents have different definition of low ball offers?

What you would consider as a low ball offer based on your experience and the transactions that you have made?
