Hi BP,

I am newbie investor and started to explore few NJ/PA markets for investment.I am getting lot of guidance and help from fellow BP members. Since i am exploring new markets also getting offers for real-estate agent/wholesaler services. I have started connecting with few people now.

Would like to understand is it common for a REI to work with one agent/wholesaler or multiple?

Eventually i wish to work one agent, but will be talking to multiple agents as i figure out my preferred agent.

Would like to understand what is the common practice and apperciate if you share your experience.

I am looking to a Property manager/management company manage it for.

Will that open up more options for me to look for markers more than 1 hr drive as well?

I am a newbie investor living in NJ. I am looking to invest in PA. Any recommendations on which areas to look at?

My preferences are

Purchase first investment property within next 3 months.

I am looking for buy and hold rental investment properties around 200K with 25% down.

Target CoC return - 15%

Neighborhoods class - B,C. Don't prefer D neighborhoods.

Just an update. I drop the NJ property and decided NOT to buy. Not a very good deal for investment. Having spent lot of hours in BP and few helpful BP members i was able to affirm what i was already thinking about.

'Dont buy a property that is not a good deal'.

I have decided to look properties in Pennsylvania and exploring to zero in on which market to look at now.

In most of the New Jersey neighborhoods the property tax will kill any of the potential cash flow.
