Why 83.7% of wholesalers go out of business during a real estate downturn, and how you can avoid being one of them with creative financing.

Is wholesaling investing or a day job? What happens when cash buyers go away? What happens when foreign investors realize paying 105% of ARV is not a good investment and pull out of the market.

When the housing market tumbled in 08/09, a lot of seasoned investors lost their shirts. Inventory took longer to move if it did at all. Those wholesalers who only made money flipping contracts got wiped out. Their lack of cashflow caused them to exit the business and get day jobs.

  • Are you wholesaling or thinking about it?
  • Why are you giving away tens of thousands of dollars on each deal you wholesale?
  • Want to know how to make money in an up or down market?
  • How many houses can you buy without having using any of your money?
  • Do you want to be a creative deal maker or a one trick pony wholesaler?

  • Join us Thursday, February 25 for our next Houston Real Deal Meeting. We will show you our own techniques on how we structure deals. We will go through our thought process….how we calculate the numbers….how we determine the net present value of our offer….and most importantly how we negotiate the deal.

Ray Sasser will facilitate the discussion. He has over 34 years of real estate expertise and has done hundreds of deals...many of them using the same methods we will be walking through.

The market has been on an absolute rocket upwards in the past few years, but it is showing signs of a shift. Oil prices have plummeted….houses are sitting on the market for longer….

Are you going to be ready to capitalize or will you be another statistic?

Don’t give up your dayjob for another one as a wholesaler. Come to the meeting and find out how you can be a Real Deal Maker.

Good deals can be found, but Real Deals are created.
