Nikolas Ferreira how do you figure who is the builder of a house , and where do you find information about the quality of each builder? Thanks

Tatiana C. I am in the same situation, the market is hot and there are tons of investors out there. All the wholesale deals I see are overpriced if I compare them to my criteria. I have been doing my marketing as well, which is also competitive. Every absentee owner gets multiple pieces of mail every single week. It's pretty crazy.

I definitely second what Nikolas Ferreira is saying. In addition, I would advise you to go network in person in as many networking events as you can. You will end up meeting great people that potentially could become mentors. Try not to be too direct about it, asking someone to be your mentor could scare them away. Try to build rapport first and simply see if you get along. Good luck!

@Lance Robinson @David Faulkner @Susan O. I think you guys came to the right conclusion, for now, since I do not have assets or lot's of money, it will be fine to get the first properties to my name and re-evaluate the situation later on.

Nicholas Kuton so it seems like multi family is what you want to focus on. Unfortunately I do not have much knowledge on the subject. There is a group in town that is focusing on multi family, it is called lifestyle unlimited, i have never been so I wouldn't be able to give feedback but it's worth checking out!

@Nicholas Kuton, You would have to provide more information concerning your situation and your future goals to answer that question accurately.
How many rentals do you plan on acquiring per year? Do you have a lot of cash available, solid credit score, strong W2 income?
Do you want turn key properties that do not need work? Do you want distressed properties?

@Mo Sheikh, congrats, it looks really neat! How much do you say it cost to get that 2 vanities in the bathroom, with the mirrors and lights ? I am thinking about doing something similar in my house if it's not too expensive.

@Chris K., I do not necessarily intend on being a wholesaler but it's more likely to happen while I search for rentals. I will ask my local investor friends what structure they are using and ultimately will most likely meet with a CPA.
@David Dachtera, I thought that the LLC by itself would protect the individual, I did not know that another layer (using a trust) would be required. Or is the trust more for tax purposes ?
@Guy Gimenez, I have heard about series LLC, what do you think about them, Is that what you use?
