I'm sure this have may been discussed before, but I missed it. I currently use Excel to track all my rev and expenses - I have 11 doors - mostly STR and a few LT. I need something better to keep track of things. Any input on Accounting Software that is easy and kinda of tailored to STR - or rentals? A couple that I have heard of is Freshbooks, Quickbooks, Zoho, Xero....anybody have experience with any of these or others? Looking for something easy to use and economical. Thanks in advance.

Same as a Long Term Rental agreement  but either to a shorter lease time frame or structure as a month to month.   I use CAR - California Assoc of Realtors form - and then I include an addendum with that.    I also have them fill out a short application.

Yes, I do have that currently. All l do is verbally let LT know the other house is an STR. I put in my check in instructions and descriptions in Airbnb etc.. I usually tell the STR where to park as to not block other guest. It has never been a problem for the STR or the LTR

No way do I allow any events - primarily because of stress on a septic system, liability, permits required in my county, neighbor/noise impact.  

If you decide to allow I would definitely charge a premium

1. there is a lot to furnishing and STR... not only furniture but all the dishes, small appliances, linens, glasses, wine glasses etc..

2.  I handled all my furnishings myself - shopped at various places, Ikea, Ashley, etc

3.  I get my at Ikea - guest love them

4.  People alway love hot tubs - it kinds of depends on your area - maybe have some bikes or something that does with your area.

No that is not accurate. Many cities and counties allow for STR, and some do not. You'll have to check with your local city or county, as it all varies.

I will always advise my guest during winter months they should drive a 4 wheel drive car as it may snow.  I will have the road plow if snow is significant and people are unable to get out or in .

I usually make them pay for a cleaner every 2-4 weeks.

Sorry, I don't know anyone in that area.   I would either google electricians or establish a relationship with a local Realtor and I'm sure they would have someone.
