Half Moon Bay is a good area - which includes Moss Beach, El Granada - it pulls from the Bay Area population and out of town people. Condo may be tough given the HOA and many may not allow STR. I own a STR in Moss Beach, CA and it is full all the time.

I would put a few area rugs in there to make it more cozy - perhaps around the couch and under bed or table.    Not sure how big you mini frig is, but if it's really small, I'd put a bigger refrigerator in there, like a 4-8 cubic size.    Price is definitely attractive. 

I use Owner Rez and they collect all Airbnb emails when they have guest sign your rental agreement.  But before I used then I would just sent guest message via airbnb and ask for their email so I could sent them directions and check in instructions.   I've been doing that for five years and have never been suspended.

1.   I would certainly ask them questions...what is their situation.

2.  I always keep instant booking off for control.

3.  I'm suspect of local bookings - usually quality if people and situations are not as desirable

4. I also use 3 night min.

if the bedrooms are big enough - Kings are always preferred by guests.

You might want to raise your longer term rates to make it more worth your while for the future. Remember on the STR you probably will not have every night booked. There will definitely be more wear and tear on the MTR - and you may want to require they have it cleaned every 2-4 weeks.

This could be a great negotiating tool for you.   I did something similar and was able to get a $25K credit.    I would get a septic company out there that knows the area.   If the soils are good often times it doesn't matter.    They can advise you on the tank...and the leach lines and soils.    Often times it's the leach lines that limit the size..      Talk with a company who does the installation - they know a lot.
