30-day rental ... cleaning question

Hi there... my husband and I have only done LTR for five years. We're doing an upstairs as a (sort of) 30-day rental. The city denied us nightly rental due to so many in the area. So we're doing 30-day stays and up, focusing on traveling nurses.

The first stay was 2 weeks and he is leaving this weekend, a 60-day renter moving in the day after he leaves. 

My question is about what you put in writing about keeping the unit cleaned, specifically the shower. It's a brand new cast iron tub and new tile surround. I haven't yet sent the STR renter info on the place so just curious how you would word it about 'minimum cleaning due during your stay' so she just doesn't NOT clean it for the duration of her stay. I think countertops and floors are pretty obvious unless the person is just a pure slob. But seeing tile after a yearly tenant moves out got me to thinking about this.

Thoughts from any experienced 30-day+ landlords out there.
