My personal opinion, I would be cautious of Dayton The pro formas can look really good on a spreadsheet but reality can sync in with slow job growth. I would focus on Ohio’s capital city Columbus Ohio/Central Ohio. I buy rental property where there is extremely strong job growth to limit vacancy.

***not financial advice***  Sit on hands, poise to pounce on mid-sized 10 to 50 unit apartment complexes that make cash flow. With $500K to put down/reserves/improvements search a range of $2.5M to 1.5M. Best of luck on the hunt.

Central Ohio is a great balanced market for appreciation and cash flow. Capital City with THE Ohio State University, strong employment and growing rapidly.

Section 8 rentals in Central Ohio have worked out great for us. There can be some "gems" in the surrounding cities. (Delaware, Newark, Marysville, Circleville)

I have helped clients in the past be able to get a 203K loan. The path of least resistance is getting your offer standard FHA accepted, then crossing any hurdles as they arise through the transaction. I have helped dozens of clients purchase properties that should not have been FHA approved close without a hitch. We also can get creative with who makes any FHA repairs while in the transaction.
