You would be surprised what qualifies with a standard FHA loan. I've been shocked to not have a list of conditions after appraisal.

There is also FHA 203K loan which you can borrow $35K for rehab costs. Section 203(k) fills a unique and important need for homebuyers. When buying a house that needs repair or modernization, homebuyers usually have to follow a complicated and costly process. Section 203(k) offers a solution that helps both borrowers and lenders, insuring a single, long term, fixed or adjustable rate loan that covers both the acquisition and rehabilitation of a property. (I'm not a LO)

House hacking is a great way to start. We currently hold 48 units in Central Ohio and started off with three SFH over a three-year period all house hacked.

Columbus and Memphis are very different cities. Memphis is nowhere near the “caliber” of Columbus Ohio in my opinion. Columbus OH is more similar to Austin TX or Denver CO.I would say Memphis is more similar to St. Louis, Cincinnati or Cleveland.

Now that said… I’d imagine the cashflow would be greater in Memphis due to having lower prices with similar rents. I would be concerned about vacancy and lack of employment in a downturn with Memphis.

I’d go with the Capital of the State. We’ve got too much going for us.
