Check out http://www.nreinsurance.com/ - They are sending me some quotes for a couple of projects I'm getting ready to turn on down here in Florida.   Seems to fit the bill.  I can't speak to their service but the program is exactly what I need for my flipping business.

They don't want to pay for an attorney any more than you do but as the others have suggested I would get with an attorney ASAP and have them get a nice little, certified letter out the door.  Just letting the company know you are serious about getting your money back, especially if they haven't performed, likely goes a long way to helping get this resolved.  Best of luck!

@Trevor Sambrano - ditto to that brother!  I've actually found a little soft spot in my heart for the RE agents that just come right out and say "I don't work with investors" because it at least saves me the time and energy.

Now having said that - I had to make TONS of calls and send a bunch of emails but I finally found an agent that does nothing more than work with investors and I'm stoked that the hunt finally paid off.

And guess where I found that agent at?  Right here through Bigger Pockets.

I spent hours online, making phone calls, swapping emails and if I just would have started here.....the agents that are in your market that are on BiggerPockets already know that you/we are investors so you've already got that out of the way. 

Take it from me - start here and you'll have better results.

@Phillip Tillotson - love the creativity with this deal that didn't happen.  Kind of a cool new strategy and give me another option to consider when looking at free and clear properties.

As a new guy coming into RE, I can simpithize with you because from where I sit it feels like there are about a million different ways to loose a deal.  And I'm discovering a new one each day! :)

The competition, at least around here, for houses that you can get into for under $100K is pretty fierce.   Either there a bunch of people that like breaking even/losing money when flipping houses or I'm WAY too conservative.  Or maybe a little bit of both.....
