Tenant did not put down a deposit.
What are my options, as I have a property under contract and one of the tenants did not have to pay a deposit? The tenant are friends with the owners.

@Dartavious Glass ask they deliver vacant? Important facts to find out is when they rented the property. I would be most worried if it is in the last year. You also need an estoppel agreement before closing, it should correspond to the lease but you want to be sure. If the written lease is longer then a year at submarket rent I might find a reason to walk. If they are friends of the family try to leverage that to push the owners to tell the tenants they are jeopardizing the sale. Do not have the owners get the tenants to sign a new lease. If they do you want the terms to be yours preferably month to month. Otherwise you are stuck with what they signed already.
