What to do with a tenant

I would like your feed back on this situation. So I have a tenant who has been with me for 3 years and pays on time every time. Older elderly retired, but is not the cleanest person, my pest control guy went over there and said there where bunch of fruit flys and tenant wanted him to spray chemicals which he said he couldn’t do that, and kindly said to clean up and pick up after her self. Pest guy told me she needs to clean up and said for us to let her know as well. She has arthritis which is hard and I get it. But she has few maintenance calls here and there. She pays on time and super nice/ weird lady. What would you guys do not renew her lease? Go month to month and let her know on cleanliness or she can’t live here anymore? Her lease is coming up in Oct.
