what about this scenario: I'm doing all the marketing and pulling in all leads. All I need my sales agent to do is go and close my deals based on the info I have provided i.e max allowable offer etc. Of course they would have a busy schedule going on appointments and calling these leads. But that's all I need them to do. Call/go on appointments/close the deal. 

How much should someone doing thy be compensated in your opinion?

Looking into hiring a sales agent to close on my leads. Any suggestions on how to structure pay? Commission? Base+commission? If commission, then what percentage? Help is greatly appreciated!

I have to check the cost to rebuild new. Honestly, it's not a project I would like to take on. But I figured if I can wholesale it I can make a small spread. But it doesn't seem to me like there is even any room to assign it.

They say to make an offer on every house but what if it costs more to redo a property than the entire property is worth? Example: 660 sqft home in bad shape. The lot is only worth 5k. Back Taxes and fees are 5k. ARV is only 35k. Repairs would be about 20k. What type of offer could be made?

Has anyone every wholesaled to an end buyer who wanted to finance? I have a property under contract that a lady wants to buy. However, she wants to finance the property. She says she works for a real estate company (but not as a realtor) where she is getting help from. She has an FHA loan that she was already qualified for and about to use but didn't because the property she was going to use it for had severe termite infestation. Also, she says she can close in less than 30 days. And that her bank knows Is it ALWAYS a bad idea to try and wholesale to an end buyer trying to get financing? P.S the buyers realtor is willing to take no commission.

I have a seller that wants to sell cash but the tenants lease expires in 6 months! What would be the best way to handle this? Basically, what is the best and legal way to get the tenants out? P.S I would like to wholesale this.
