Wholesale involving a realtor

Has anyone every wholesaled to an end buyer who wanted to finance? I have a property under contract that a lady wants to buy. However, she wants to finance the property. She says she works for a real estate company (but not as a realtor) where she is getting help from. She has an FHA loan that she was already qualified for and about to use but didn't because the property she was going to use it for had severe termite infestation. Also, she says she can close in less than 30 days. And that her bank knows Is it ALWAYS a bad idea to try and wholesale to an end buyer trying to get financing? P.S the buyers realtor is willing to take no commission.
