How long do I have to open escrow at the title company? I have a month old contract that is valid for another few month but I have not sent it to the title company to open escrow on it. Can I still open escrow?

What would be the best way to sell a home FSBO that has an existing mortgage? Tenant would like to buy house for 75k and the note is around 40k. Unfortunately, tenant does not have enough credit to finance with a bank.

Does anyone know of a company that offers cash payments at certain locations so that it automatically deposits into my account? I have looked into Pay Near Me and Paylease already but they require a minimum portfolio of 100 units. This type of service is exactly what I need.

I'm thinking about using a hard money lender which I have never done before. Any recommendations on a good hard money lender. I am in South Texas. Also, what are some pitfalls to look out for? Yalls help is appreciated

I do know that not every deal is a good deal.

I don't see someone buying this type of property when there is not much money to be made even after you put in and fix it up it would be worth about 75,000 and the note needs to be paid which only leave 7,000 profit which doesn't include closing costs and of course anything I could scrape off.

It needs flooring (cracked tile) there's some wood rot in the rr, needs all new doors, big thing is it's window units not central ac. Also, there's a wet spots on the ceiling
