There is little equity in this one. 

 It's only worth about 75,000 after repairs and repairs are roughly 10k

I am not too savvy on the lease options or subject to. I know what they are but don't know specifics and have never done one like that. I want to learn more about these creative options.

Your help is greatly appreciated.

I talked to a very motivated seller. She bought the house for 75,000 in 2005. She still owes 68,000 on it. She lives out of town and has had bad luck with renters. Any ideas on what kind of deal I would be able to structure with this? (If any)

Hi,

Has anyone else seen a decline in deals in the Corpus Christi area? I have been running my direct mail and have not even had calls in recent weeks? Any advice is greatly appreciated.

They are but I can only view an outline of the documents that are on file. I cannot click on each document on file and view it. For example I can see that an application has been filed but I can't see the actual application with all the info

Hi,

My name is Tony and I am new to the community. I have a question I hope someone can help me with. I am gathering probate information but the county I am in wants to character me $1 per page for probate documents. This is a lot of money considering all the probate cases there are. Any suggestions on how to get around paying for these documents?

They have already told me they will not email me a copy of the documents in each case
