Thanks for the input! Where are you finding individuals that your trust to loan money to on the real estate deals? Are you lending to friends and family? As I understand it, you can’t use the funds in your own deal.

@May Emery I actually pulled the list from PropStream. The data wasn't perfect, but it's brought a few phone calls! Haven't closed on anything yet though.

@Lawrence Potts have you considered a personal from SoFi, Prosper, Marcus, etc? I’ve read other posts on the forum about people using them successfully.

@Jasmine Coley have you looked into websites like SoFi, Marcus, Prosper, etc? I’ve seen other people on the forum mentioned they’ve used those successfully. And then they just refi out of the personal loan into a fixed loan with a local bank.

Yes, we finished the rehab and were able to do a cash out refi. This was about 18 months ago, but we secured a rate of 4.25% on a 15 yr fixed. The bank did the DTI calculations to assume that the sofi loan and things like the lowes credit card would be paid off and we had no issue. I would do it again in an instant.

I'm looking at following a similar path (using a personal loan to fund the purchase + rehab). Can you share what your results were? Were you able to secure the cashout refi?
