Congrats Meghan! Way to take massive action. I’m sure there are plenty of folks on BP who could use an experienced action taker like yourself as a partner :)

Was the lending totally asset based or did they take into consideration your personal finances as well?

Thanks in advance.

Thanks! They looked at both the asset and my personal finances (income, credit score, DTI).

Thanks! I used Aneca Federal Credit Union (Home Federal Bank offers a similar program). Feel free to PM me with any specific questions!

That is such an inspiring read, thank you. I’m one of those on the sideline getting ready to dip my toe in the water. I do have a question about what your end cash flow is now with the rental? If you don’t mind?

Thanks! And don't mind sharing at all:

  • Rent: $1,500
  • Management: $100
  • Vacancy: $45
  • Repairs: $45
  • CapEx: $45
  • Insurance: $100
  • Property Taxes: $130
  • Mortgage: $860
  • Approximate Cashflow: $170

Great job man!!

Thanks! I had my GC write up a bid prior to closing, so I used his numbers for my rehab cost. And my bank calculated the ARV, as well as my realtor. So start building those relationships!
