Hey @Kaii Blanton !

How did you land on the 100 mile radius vs investing out of state? Have you read Long Distance Real Estate Investing by David Greene? It’s published by BP and does a really good job speaking to a lot of the fears that new investors have about investing out of state.

Do you plan on self managing, completing your own repairs/rehab, etc? If not, out of state may be a decent option.

I just got my first property under contract in Louisiana. It’s taken some time for me to build out a decent team there, but I’m finally gaining some traction!

Thanks for sharing @Michael Ealy ! Really enjoyed reading this one.

Your point on creating a track record of success BEFORE you start raising money is golden. I have my first SFR under contract right now, using my own money, but I'm only doing this to educate myself and build my track record and set myself up to be able to raise funds for larger deals. Glad to know I'm following a well beaten path.

That's an amazing idea! Thanks for sharing :) I just got my first BRRRR property under contract and was worried about the appraisal coming in high enough as well. Maybe I can even take it a step further by creating a packet for the appraiser that includes before and after photos, and maybe even "inspiration homes" that recently sold that I used to help make design decisions (and these houses would obviously have high sale prices).

@Travis Watts can you share a bit more on what criteria you used to judge the syndicators? What made you go with one over another?

Can you also share how you found those syndicators? Through BP or some other channel?

@Berry Leonard thanks for the insight! Is your LLC investing in your own deals? Or are you partnering with someone else and simply lending the funds?

I was under the impression that you can’t use an SDIRA in your own deal
