For property management I know realtor Joseph McCormick. He would probably do a decent job but I can't speak from personal experience.

To sell the homes I would use my realtor Jarred Carr. He's terrific. I've used him on two purchases and other stuff. He's very responsive and well-respected.

I used Kayleen for an eviction and she was terrific. Good law firm. Did not overcharge. I highly recommend.

I'm in Chicago and would love to have a beer with you but I don't see a single shack under $200k. But I will admit I haven't been looking.

The thing is if we took prices back to merely 2020 that would likely make sense. Take away the pandemic run up to RE.

But that would be more than a 20-30 percent reduction. Which is huge. But it would make sense to me.

And I'd still be fine as I guess most people would be.

I always buy for cash flow and am shocked at the appreciation. These are multi-unit buildings and I am pushing up the rents by fixing up the units and making them better. I really like rural areas near urban areas.

you don't depreciate the land only the building.
