I have been looking at every property that I have been able to from the mls, Zillow, Craigslist and any other sites I can come across in the 83605, 83606 Caldwell idaho and even the Boise market. I have come across one that is a manufactured home that interests me. Current asking is 66k. If this were a normal stick build residence I would be all over it. Has anyone done a Manu home as a rental? I am looking to buy and home for rental to start my property portfolio. Any advice would be greatly appreciated. The rent for the area that it is in would be roughly $800/month and it would take 2k to get it back to rentable status with new flooring and some paint.

I just sold fsbo and would recommend doing negotiation at the dining room table or on the steps of the home with a contract in hand. Now to some I am sure this a little crazy but to me where I like to have the deal done and hate waiting for days on an offer to come back, it was awesome. Title company sent me a contract and we filled out all the proper fields on the spot. In idaho this was fine, but other states it may not be. Title company was more than happy to help out with any questions.

Cody thank you! I did set up some alerts but need to adjust them. Thank you for giving me some tips. I look forward to meeting up and picking brains. Right now my biggest problem along with others I am sure is finding properties to buy. Any help on where and how the best place or way to look would be much appreciated.
I am a contractor and would say be very aware of the condition of the joists under the current floor. I actually bought a house not long ago and didn't even think to look at that "could have been really costly" luckily I didn't have to much work due to bad structural issues. This can be very expensive if you have to start doing concrete under houses and jacking houses up to repair supports. $5k easily depending on area.

Hello BP community!! This place is amazing. I have really only scratched the surface of the abundance of information. I have done one deal as of now with basically a wholetail. I bought it to renovate it and either flip or hold. I am a police officer and bought the property in the city I work in. I decided I did. Not want to own a rental in the Small city of Garden City and work there, if my tenants found out I was a cop there they may be calling the PD asking for me to come fix a problem. Conflict of interest basically. So I decided to sell. I am looking for properties all over the treasure valley and looking to buy and hold or fix/flip. I am not afraid to get the total rehab and put the effort to make it great. I am a contractor by trade so the major stuff does not push me away. I am excited to be involved in this community. Thanks for all your info you guys share. I will try to put in the less that $.02 I have right now.
