FSBO w/buyers agent

Hi- Happy Friday! I got my 1st FSBO. I'm not experienced in this and am looking to my agent for assistance. I am willing to offer 1% to her for this. I found the house and saw it with the owners. I've read other posts similar to my situation and 1% seemed fair from that discussion. Agent filling in the agreement and the go between to ensure all the t's are crossed and i's dotted. Question on process that I think I have but would like confirmed if you will. My agent will write this up and send to sellers with offer, buyer agent to be paid by buyer, to include contingencies (finance and inspection) with all x days filled in for inspection period etc. Sellers accept and the clock starts count down to get financing, inspection, appraisal, survey, title..... Everything else is then getting to closing granted the appraisal comes back at or above offer price. If it's below, sellers have to adjust down to appraisal as the bank will not finance more than that amount and buyer (me) will not make up the difference. Do I have this correct? Thanks

I just sold fsbo and would recommend doing negotiation at the dining room table or on the steps of the home with a contract in hand. Now to some I am sure this a little crazy but to me where I like to have the deal done and hate waiting for days on an offer to come back, it was awesome. Title company sent me a contract and we filled out all the proper fields on the spot.
In idaho this was fine, but other states it may not be. Title company was more than happy to help out with any questions.
