Ron S. Wow appreciate the help. I did google search and found the same exact thing prior to posting the initial thread. I also just found another property that had the exact same signs in the window and tracked down the area manager and had just missed the property by a couple days from being rehabbed by one of their crews. I’ll keep digging and let you stand on the sidelines watching “guys like me waste their time” These companies get paid by someone who owns the property and that is what I am looking for. I am looking to build the relationship between that area manager and myself so they tell me when they get a new property and I can start the leg work.

Does anyone have experience with Five Brothers asset managers? I have a house I have sent wholesale letters to and now it has Five Brothers signs in the window. Is there a way to get the info to purchase this home prior to auction and waiting forever l?

Yes I would feel the same way. I am a police officer and the only thing I have had to worry about is contractors who have current/pending charges. I actually had a contractor come who I have an active felony case on. Obviously couldn’t have him do any work. Like mentioned previously, once purchase is complete you don’t have further contact. Last place I bought, I spoke with seller once on phone and twice on email. The rest was through title company. Good luck
Buy it. I wouldn’t worry about the record unless It hinders the financing or anything.

Mountain America credit union has been the only one really that I have found. I haven’t used them yet, but they offer 2 loans at 10% down then 5 at 15% I believe. So better than most. I am currently filling out the paperwork for them.

Absolutely makes sense. Just off quick numbers in my head. After repairs and say you have full occupancy, you will cash flow about 700 a month depending on your loan.

Learn to pour concrete counters and you have strong counters and can actually pour them for about 10 sqft for material.
