Rexburg is an amazing rental market, but the college housing is expensive so off market it where the deals will be found. Idaho falls is a great market too. Look up Chancey Sessions with Silvercreek Realty Group in Idaho falls and he can help you there.

House hack!! The school is in Caldwell? There are many affordable places still in Canyon county. Even if you were to buy a single family home and airbnb the other rooms or rent to friends. There are investments to be had. I know if multiple multi units that are not on market that the owner would like to sell. Now keep in mind that these are not “motivated” sellers. They cash flow and would be good long term. They are all in the Caldwell market which is a good rental market and the college keeps growing and Caldwell is offering great business tax breaks causing large business to look. Just another opinion.

There are some very interesting properties in Ontario at this time. The prices are super low compared to 30 minutes east. I know this is a much lower income area, but there seems to be a fair amount of opportunity to purchase low (comparable to treasure valley). Is this market worth it? I know you are getting out of the market but in your experience?
