Also to pay them as a contractor make them bill you for total as an invoice and pay it. If they have all credentials as a contractor then there is no problem 1099 them.
As a contractor in Idaho I would say that some trades are good on hourly, and others such as concrete are not. Electricians and plumbers are fine as long as you can trust them. This is where a good relationship and referrals come in. $50/electrician is cheap most are $100/hour and time all depends on the house.

The area is definitely lower income than Boise, although there are a fair amount of people willing to travel or that work around the area buying in Caldwell. Cody is correct about the area on the SE side of the college being C but the west is historical and has some good potential. I live in Everett st and our home value sky rocketed over last couple months.

that is where I am buying rentals. I would love to talk with you about the property. I also have leads on tenants from the college who are athletes that pay a little more than normal tenants and can be monitored by coaches!

Tile in a kitchen can be very hard on your feet and back also.

It all depends so much on the design of the home and the feel you are going with. I have done hardwood throughout a personal remodel and tile in the bathrooms only and loved it. My home now is the same way but it was built with hardwood so I refinished it and tiled the bathrooms. I would recommend for a kitchen tile nothin smaller than 12"x12" due to cleanliness. Grout lines are dirt/grease magnets. Bathrooms you can get away with a smaller tile due to the smaller space, hence why you see 1"X1" tile on sheets at times. One thing "coming from a contractors perspective on this" I would recommend is pay attention to the transitions and where they happen! This can make or break a beautiful floor.

I was given a lead the other day just out of the blue by a gentleman I was talking to at my full time job. The lead was for a 12 space trailer park in Ada county idaho. He said he was walking past the park when the owner and him struck a conversation. The owner told him that he inherited the park but didn't want the head ache anymore. The guy I was talking to owns a commercial rental and doesn't want to pursue the park. I made the mistake of talking to the guys wife who owns the park about buying it. She told me to kick rocks that they weren't selling anything. I am not Done With this one. There must be a little want to sell somewhere. What can I do to further his want? I need to go back and talk to make owner directly, but what else?
