@Marc Winter well said. I have several Section 8 Tenants They are all good tenants. I have had to get rid of a few. A couple have left Messes. But for the most part. They have all been good. Screening is Key and Regular Check ups.

@Brett Spence. Formost has a really good group policy for mobile homes if you have 10 or more.

You have a great plan.

1st your rent is to low. I would suspect a nice place would bring 7-800 a month. I have 25 trailers in pike county Ms. The Mccomb area. I started buying used. Then stopped. Because I was tired of fixing someone else’s crap. So I started Buying brand new. Being all mine are going to be long term. I am in the process of building a 25 unit park Right now. The first phase will be move in ready the First Of October. Do Not but from a local Dealer. They are raping you. You just don’t know it yet.

@Mark Fries I Fully understand what you mean. On time Value. You also have to look at your market and different investment strategies. All my properties are new construction on 15 yr terms. With none of my money in them. My strategy is to have 100-150 units paid off in the next 20 years. To be setting on a cash flow of 75-100k per month. In my area. Then travel the world. I want to be retired and out of the race by the time I’m 50.

@Mark Fries. Depends on what your looking at for cash flow. The 150-200 is after I set 20% of my Gross rent aside for vacancies and repairs. Then I subtract Taxes and Ins. Then the note. I have to get to that number at 100% Fin. None of my money in the deal. I don’t see how that’s not worth my time.

@Brian Wilson I have several S8 tenants that are great!! I’ve had a few that were not. I have not had destroyed house yet. One needing painting and repairs yes. This was after 3 years tho. I have found that you have to be hands on with them. Sho your face on a regular basis. They are like kids. The more you let go the worse it will get.

@Greg Downey Thanks. I‘ll crunch some more numbers. It’s very possible to get it down to 75% by doing the project as a whole instead of 2 stages. Due to most of my dirt work expenses and public water expense. Is in the first Phase. These items in the second phase won’t cost as much.
@Tarik Turner Thsnks for the Input. I’m still finishing up the final numbers. I’m shooting for 70-75%.
