I am looking for hard money lenders to assist me in several projects that I have in the pipeline.
I am looking for a hard money lender to help finance full construction costs for up to 80% of the final appraised value for a 20 unit mobile home park. The total estimated cost is $800,000. I am looking to do this in 2 phases. After completion of each phase, I will refinance through a local bank.

Thanks Everyone for the reply’s. Sorry it took so long to Respond. My Family and Other job Keeps me busy. @Ray. I appreciate the info. I like everything you do. Except not collecting the rent. Do to with C class tenants. I still have so many that pay in Cash or pay at 7pm. Do to that’s when they get home from work with there check. If I wait till Monday they’ll be short. Don’t take this the wrong way. I have great tenants that have been with me for years. They just can’t manage money past payday. C Class in my area is where the money is at. I see where everyone is Coming from on my pay offer. I have no problem with Paying a fair wage for proper work. I’m a firm believer in the more my team makes me the more they should make. I have thought about the percentage pay scale as a way to keep everything taken care of properly. Well works calling. Lol. Please keep the ideas coming.

I’m fixing to start looking for a Property Manager. To handle my properties. I have 24. Plus a regular job That takes a lot of my time plus the Family. I have it in the works to add 50 more this year. With doing that I don’t have time to show them and keep up with everything properly. So my Question is. What would you look for in a Manager to only manage your personal properties. Note I’m in a medium income area of about 35k a year. So C properties do really good. You just have to be on top of my tenants and business. I believe in keeping stuff fixed and my properties in good shape. I have a friend that has 13 properties. We are looking at splitting the cost of a Manager. We will not Consider a property management firm. Do to there are not any decent ones in my area. Right now we could pay one 12 per hr 40hrs a week. And break even on what we would pay a management company.
The Tankless will cost a little more. But well worth it. You're tenants will never run out of hot water. It's way cheaper to operate and there is no maintenance on them. Take up very little space.
I need a little help. First let me give you a little history. I'm a boat Captain on the Ms river. I started investing in rentals building and buying. I'm up to 24. Apartments houses and trailers. I have been looking to get off the boats to be home everyday day. A friend of mine offered me a job as sales manager at his mobile home dealership. I took the job. I have to get sales higher hire some good sales people and put some plans in place for better customer experience. He's a hands on owner he has just got burned out. Needs a fresh younger mind in there. So I need ideas on getting more people through the door. Ideas on finding good employees that want to work. Just anything that might help. Thanks for Any input in advance.
Awesome job. I just put a bid in on my First flip. I will be posting pics and the progress as soon as I start. I have been building Dueplexs and buying run down rentals. So I have a idea on cost and labor. It's still nerve racking hoping you make the Right decisions.

I'm very lucky to have several small banks in my area. I will not deal with big banks. I have all my accounts through the small banks. All my checking accounts are through small banks. If I need cash and I'm out of town. I can use my debit card. If I want to buy something that I need a loan for. I call my banker tell him to make my check good or to email me a letter of credit. Now granite it's taken me 10 years of dealing with them. When I was ready to get into real estate 3 years ago. My banker said bring me the deal. Even helped me on creative financing. No corporate bull crap to deal with. I'll stick with having to drive across town to make a deposit. It's worth it for the customer service.
I don't know about your area. Here is something to think about. All my buy and holds that need roofs get a metal roof. Due to now it is a life time roof. Don't let these metal roofing guys tell you it cost more than shingles. IT COST THE SAME!!
