@Jessica Acosta I use Sherman Williams Super paint. It cleans much easier.

I take the time to trim in white and Lazy Grey walls. Both colors are in Satin. It really helps making a old place pop. It has helped me rent some places that looked rough on the out side but looked good on the inside due to a coat of paint. The most important thing. Is the good paint Job helped me get top rents. Paint is very important.

I am in My 2 stages of the EIDL loan. They are talking about Collateral in the loan Docs. But do not have a list. Are they putting a lean against all of my Properties? If so I’ll tuff this out with out there money.

Any help will be greatly Appreciated.

@Jay Hinrichs I live in summit Ms. what part of Ms are your rentals in?

Also I have around 50 in the Mccomb area. So far looks like everyone is going to pay. I had 2 move out on the 1st. Re rented them in 24 hours. It blew my mind. I had 25 people show up for one of the properties.

@Mickie Hanson Good Morning. I was wondering what you think about Rental Manager now that you have been running it a while ? I’m looking at setting it up in the next month or so. I have 50 units. Adding 25-75 more this year. So I have to find a program that works. Thanks

@Shiloh Lundahl I disagree to a point. I have built almost a 3 million dollar portfolio on credit. All my Down payments were borrowed money and equity moved around. Credit cards lines of credit whatever it took. My rental market is very strong I stay at 98% occupancy. I don’t buy with out good equity and cash flows.

Now with that said. My market is strong so investors are buying. I’m in the process of selling a few units to wipe out all my stupid debt CC vehicle and lines of credit and to get my reserves where I need them. So I can weather a storm. Don’t be afraid to gamble with nothing just be smart about your bets and smart with your winnings.

I have Been watching these a while. I understand I need to do title work to make sure no liens are on the property. I understand you have to pay then and there. My Question is. Are there private money lenders that will loan you money to buy at the steps?

@Joseph Gray do you have any equity in any of your properties? Do you have a good relationship with your local bank? If you have either of these and the property Aprasel is good. You should be able to 100 fin. By holding equity in place of cash.
