NANA, I think Bill Gulley and Dion DePaoli are right on. If you go to another lender they will most likely want to give you a 50% LTV, charge you an appraisal and fees for a new loan. I think you need to insist TD to give you a one year extension. You most likely will need to give them a paydown to get them to do so but maybe you avoid additional costs. New construction is getting easier in some parts of the country, I'm not sure about yours, but the time is now to act on either a sale or JV a spec home.

Thanks Rich. You are right(as usual)! That could be option #4. Smaller lots. Minimum lot size can be 1 acre. I originally had twelve acres that I planned to subdivide. I sold 2.6 in 2009. It's all LT gains and I should have thought about the 1031 exchange.

I too really enjoyed the Summit and am looking forward to the next one. Next time you come to DFW, I would love to get together for breakfast,lunch,dinner,etc. We could even get a impromptu meetup with the DFW gang!

Its all of DFW. We'll be meeting at Fox&Hound in Arlington. We did this about a month ago and had a good turnout. It was pretty easy to get to.

How about an app that gives the tenant discounts on services (dry cleaning, restaurants, banking, etc) provided by local businesses, or maybe additional services provided by landlord that would help increase their Other Income?

Hey Grant, I know this isn't part of the thread, but just wanted to say a quick welcome and hello.

Keep an eye out for a BP meetup that's planned for either June or July, I can't remember. There's a post that will pick up activity as it gets closer.
