What's a reasonable offer to give an agent to where all they do is show a property for me?

I will be selling houses "subject to" but have a full time job. I need to have an agent show the properties to potential buyers, but I will be doing all the other work other than the actual showings between 9-5. What should I offer my agent that is fair to us both?

Well, while this question makes sence under your circumstances, I doubt you'll be very successful.

Realtors (agents) can't just go over and open the doors and show a property without some agreements made. They will have to have an "Authorization To Show" allowing them to unlock a door.

They will also need an agreement with the party they are showing the property to, an agent can't just take people off the street and say anything about a property without having an agency relationship.

What you'll be asking is for an agent to do some leg work for a small flat fee and no hopes of earning a commission of a property they show. I don't know any that would do that, the ones I know are not starving and the reason they are not starving is that they would never do that.....

What makes you think an agent wouldnot take your prospect to show another property?

So, in a case like this to ask an agent not to have an agency relationship with the seller or buyer, is asking them to act illegally. That's not a great way to influence folks in your real estate community.

This is a very good example of why I suggest investors go to a real estate school instead of buying guru books (not saying that applies to you Grant) to get an understanding of how things are done in RE. You don't need to get a license, but such classes will teach you what they can and can not do, what is legal and what is not and how deals are done.

If you need someone to open your house, have a relative do it, maybe the neighbor or just a friend, but not a Realtor.
