In Washington, the lease agreement is essentially a checklist.  However, mine goes like this:

1. Review potential candidates after applications have been submitted.  This is an important due diligence process.

2. Walkthrough property with selected applicant to ensure that you and the tenant are on the same page as far as the condition of the property.

3. Ensure the property meets the requirements set by law and your minimum standards for tenants.

4. Set time for lease signing, paperwork and transfer of funds for deposits.

5. Hand keys over unless the lease specifies a specific time that the tenant will have access to the property in the future if you are finding a renter during a turnover period.

Not sure if this is the type of thing you are looking for and I am assuming you were saying that the property was already in a rentable condition and that there were no unknown problems with the property.

I was able to structure different deals using notes and the title company to complete the paperwork.  However, this seems a little more complicated and I would consider speaking to a real estate attorney if you aren't comfortable putting it together using a title and escrow service that can provide further services.
