I had tried to do this in my market about four years ago.  Zoning changes prevented us from making it happen, but my plan at the time was to build, get the units rented, maintain and show positive cash flow for one year or greater and then refinance conventionally to get the cash out, and interest, for the capital investor.

In my case, I need a partner.  My current W2 job requires that I travel OCONUS for extended periods of time and I am not able to be present physically a lot of the time.  The most recent podcast was a real motivator for me to not worry so much about having to be there.  Podcast 301.

I have. However, the market prices seem to be going up along with the influx. Also, total population won't support long term price increases. At least from what I can see.

I am trying to work in that area as well. It seem as though Everett and Seattle commuters are moving further and further north. I live on Whidbey island and would love to get into the market out there.
