@Mark Enoch Any update on the 1099?  I am considering moving my investments to Fundrise because of performance, and just want to make sure there reviews online reflect actual performance that people are seeing and reporting.

@Account Closed is that still working for you or was it base off of last year's spike?  I don't see that as the same wealth building vehicle as REIs.

As other have said I would be looking for protection on the property for so sure.  Small price to pay when the margins look that good.  Great job landing the deal and seeing it through @Joshua D.

Depends on how you decide to structure. If it is a Join Ventur, that would be different than them supplying funds in a lending capacity expecting a return. If they are in search of an ROI, you could draft a not showing their interest in the property should you fail follow the terms of the note.

I would base it off what the investors want for their money. If they want a return on the investment, I would not put have their names as part of the business. That would be separate documents regarding their interest in the property based on their investment. The important part to me is to consider the connection that is made when you form an LLC and how that can influence the outcome if things don't go as planned. Not that they will. Also, I would consider what the goal is in the end, making arrangement for a flip is definitely different than buying and holding a property for rental income.

I don't have a diret answer for you.  Thank you for your service.  Make sure to read up on the tax exemptions, they usually require that you are a resident of that state and file for the exemption annually.  That is what I have found for the states that I was looking into.

I have never heard of something like this.  I wonder what the circumstances were that warranted that kind of drop in price to something that isn't even close to market value.

My wife and I used MapMyRun for that before.  It was easy to go back and see where you went and find addresses.

My wife and I are looking to move the area as well.  We are considering Vancouver, WA mostly but my W-2 job is in Portland.  Get after it!
