I have been investing for over 30 years. Yes, rents can decrease and they have. However, it isn't usually as dramatic as home prices. In the 08 crisis. My rents dropped by 5-10% while prices dropped 25-30% in my area.

I would do a Google search for a local club and attend the meetings.

 If they property manager does not give you your leases, rents etc. You should be able file a complaint with the local Realtors board.

I am curious if anyone has done a 1031 into an opportunity zone?  I am getting ready to start my 1031 and want to see how it went for others and if they have any recommendations.

I think Cole is on the right track. I am getting ready to do a 1031 into a DST and will only do it if the deal is right.

You should check out Rockford.  It is a great cashflow town.
