That will depend on the age and price of the home and the amount of deductible.  My suggestion is to estimate $50 a month.  What you could do, is ask your insurance agent to give you a bid on your present home as if it was a rental.  I would shop arround, as the price varies wildly from company to company.  I use erie Insurance.

I would tell them why they were rejected if they ask. I see no reason to return the app fee as you did spend time to. Screen them.

Is this home going to keep going up in value?

How can you have 70k equity and only cashflow $200 a month?

I would try and refi cash out or if you do sell do a 1031 exchange.

Hey all,

I Just read the article and can not agree with it more. If you invest in real estate using those numbers, you will go broke. This investment is doomed from the start. I see no mention of vacancy, repairs and tenant damage.

Tiffany,

I see no reason to tell the tenants who is the owner. If they ask me, I just tell them I have a partner. If they want something, I have to run it by my partner and that gives me an out.

I just ise a Bank of America cash back card. I think Capital One is better though. I get a one percent rebate on all purchases.

I would be more concerned about getting a deal than an LLC. Instead use that money for marketing.
