Topic is discussed quite a bit, but each investor has their own method for hiring and putting bird dogs to work. 

I hear about some bird dogs just getting an address and others do a full work up of the property (pics, owner, tax info. etc.). 

What do you have your bird dogs doing for YOU?   What has been working for you and what needed tweaking?

Where do you get the expireds phone number? I do have a service from my brokerage I work with that sends a few of the higher priced FSBO's and Expired listings that has a number attached, but the daily expireds on the MLS don't have a phone number. Is there a trick to finding these?

Not sure about scratch off tickets but... you're probably right. Would have to show past performance to work that deal. 50/50 is probably more realistic. 

Anyone ever done a deal like this?

Thanks for the info. 

Unfortunately, bandit signs  won't work for a good chunk of where I am targeting and I'm looking for way bigger results than D4D. 

Was thinking of  offering  20% of profits of whatever campaign the investor funds.  6 months campaign. Six mailings.  

No idea what's fair tho. 

Any help on a fair deal would be awesome.

Hey Guys, 

Want to ramp things up and start spending about $1.5k/mailing/mo on marketing for seller leads. 

Would like to take on a money parter to pay for all or some of the costs.  

What kind of deal have you done or recommend?

Bad stigma comes from trying to pass off bad deals and running a business with little to no integrity.  

I'm sure you went to that REIA meeting because someone told you its a great way to start. They went through it just like you're going through it. Ask questions, set up lunch/coffee meetings from people you can learn from. Pass out your card and just make yourself known.

It'll all fall into place one day.

@Rob Pene  What ever happened with your mailing?  Did you manage to get a few deals done? Are you still wholesaling?

I believe he is a buy and hold investor. 

GP schools, coupled with a great location, and low inventory of rentals on the market in HW make it a solid choice.
