@James Case By "touch", I simply meant each time a seller is sent a marketing piece. How much are your postcards running?

I went to college and am currently an agent and soon to be full time investor. I would have liked to earned a finance degree in college to help with what I am doing now, but got a marketing and management degree. While somewhat useful. If I knew I was going to go down this path I would've skipped college and went straight into my career. However. I would've missed out on some AWESOME memories and great times with great people. While I think it's important for kids to get away from their home town and learn to meet new people and live on their own, etc etc. You have to do a cost/benefit analysis (hey..I did learn something in college) and see if it really would be worth it for YOU. What I really wish is that I knew what I wanted to do at 18 and did it. Good luck!

Cool thread. Quick question. How did you come up with the split on the first deal with the other wholesaler? Seems like you did all the work (including getting the property under contract) and the other guy just sent out an email to his buyers. Help me understand the reasoning for the split if you can. While a simple price and address may do well for some, think about the benefits of adding a wealth of knowledge about the property for the prospective buyer. Add as much credibility as you can. I think wholesalers can quickly get a bad reputation with bad numbers and a lack of professionalism. Why not go above and beyond. Include things like: 1. Property info and description (listing ticket stuff) 2. Tax information 3. Google maps link 4. Recent sales (comps) 5. Scope of work - detailed repaired estimate of work that needs to be done. 6. Square footage sheet. (Layout) 7. Financials 8. Pictures and video Etc etc. This will definitely separate you from the rest. Make sure the numbers and info are accurate and you'll have buyers lining up every time you have a new house under contract.

Get a domain with go daddy or something and then use unbounce.com for your squeeze page to capture the leads. Tons of templates, easy to make, and best part is the tracking and a/b tests to see what's converting the best. 50/month but worth it. Good luck

Don't have any experience with the RDPD classes, but my buddy paid a lot for personal mentors from the program. Around 25k I think. Anyway, he said he wouldn't pay that much for mentoring/in depth training again as he doesn't think it was really worth it. Thing is he's doing 10+ rehabs/year at about 35k profit on each. Sounds like it was worth it to me. Although it wasn't everything he wanted it to be it got him to a pretty solid place, IMO.
