I am running a delinquent tax campaign now, and would like to add another smallish campaign to round out my marketing dollars. 

Anyone have experience mailing expired listings? 

I have access to the MLS, so I could pull the ones in my target areas that are ABOUT to expire and mail them so the mail lands when it IS expired. I know the level of motivation is probably not that high, but I don't care. My system is set up to PUMP out offers at the click of a button.

The more offers you make...

Anyone have any tips?

What are Rehabbers and Buy and Hold guys looking for in Metro Detroit?

@Jordan Solomon.  I am currently rehabbing a house, so yes.   But just use verbiage that doesn't make it a lie or misleading.    "I may close on it to rehab, I may use it as a rental and I may wholesale it, depends on numbers and situation".

I get asked this quesiton all the time by sellers.  I answer the same way every time. 

"It depends.  Sometimes, I buy them to fix and flip. Other times I will fix them and put a tenant in there for a long term rental property for my portfolio. Or sometimes I may just wholesale it to another investor if it fits their portfolio better than mine.  It really just depends on how the timing and numbers shake out"

I am in the same boat.  Working a deal with my brother and dad. Both are lawyers and have put in all the capital. Brother is actually a RE attorney. Handles all the paperwork, pretty convenient. I am in real estate full time. Investor/Agent.

I found the deal and will manage and list it. 

Since I spent a good amount of time and money in marketing to find the deal, I wholesaled it to them to cover costs. (and a bit more. you know..for the effort).  I will manage and run it for 50% of profits.  I will then list at cost.  

Everyone is happy with me getting 50%. Mostly after I told them I was offered hard/private money.. 

Good luck and shoot for 50/50.  It's not unrealistic.
