The licensing test is mostly memorization. Make flash cards and study. Only way to pass, imo.

After you get your license, go take as many classes at KW as possible. Every day they have classes on this or that. Get to know the people in your office and sign up for the mentorship program. Your mentor will help you along the way on your first few deals. Mine is taking 20% off the top of my commission. That is A LOT if you sell/buy the right houses. And then the office will take either 50% or 30% of the rest.

If you can, try to negotiate your cap off the bat. Mine was high at almost $16k. Everything in real estate is negotiable. Negotiate your cap and also negotiate the percent your mentor will take. Could save you a TON of money your first year.

Try to show them WHY you deserve a lower cap or lower % for coaching, otherwise they will have a tough time finding a reason to lower anything for you.

Hi guys,

So I just instructed my VA to build a cash buyers list using the MLS and Realist. Once she is done it will have the address of the buyer as well as the address of the home that they recently purchased.

How is she to export/merge the list into click2mail or the like?

I looked up some old posts on click2mail, but didn't really find what I was looking for.

My end goal is to be able to take the list and merge/export it into a DM site that will mail out the letter to the indicated address. However, I also want the mailer to have the persons name and a recent address of a property they purchased in the body of the letter.

Can anyone point me in a direction on where I can learn how to do this? Or know how to do it themselves?

Pete Nater Pistol! It's been a year. How has the mastery program treated you thus far? Can you tell is what you've been up to? What you've accomplished? What your thoughts of the program are to this point? I'm sure there are more than a few that are curious to hear from an enthusiastic student of the program after 1 year. Spill it buds. :)

A list of people to mail to? Is that what you're referring to? If so I would read old post and articles on the topic. There are a ton of resources on this site that go over different lists and groups to mail to. Good luck!

@Rashad S. Unfortunately, I'm limited as the home is out of State from me..forgot about that. I thought I'd be able to do a quick look-up.

However, RPR is saying that it went up for auction in November of 2013. I have no data after that point. Sorry I couldn't be of more help!
