@Christopher Salazar I always let them know I have a agent that will represent me and will be paid by me but still meet resistance due to me not physically being there.

@Richard Adjou that is the basis of my my lease option. I think we see it that way but they do not for some reason, I even explain there is no obligation and they can back out at any time if they would like.

I'm currently trying to branch into doing deals virtually to expand my horizons and I'm experiencing objection due to that fact that I do not currently live in the city that I am marketing to.  I typically have a seller that says "yes" to either a lease option or wholesale deal but once I let them know I'm doing it out of town and I will be represented by someone else then are no longer interested. So if anyone who markets virtually either wholesaling or doing lease options please let me know how to handle the objection. 

Also, on lease options how would you introduce to the seller that you will be finding a tenant/buyer for their home and will not be living in it?

Hello all, I have a couple questions regarding subject to deal structuring and have looked everywhere and have yet to find a answer. So with that being said, my first question is what contracts are needed to get a sub2 deal under contract and to protect myself (in California). My second question, if I were to assign my contract to another investor do I need to have all contracts in place or just my purchase contract with the subject to part included?

Is direct mail being beaten to death? Owners getting double digit amounts of mail every month & a increase in new "investors". If direct mail is not effective any more what would one turn to? Door knocking? If you have ideas im sure we would all love to hear them!

Im sure most of you that are California residents understand how hot the Bay Area market is, but how do you go about finding where people are buying to invest? Do people pick up properties in Antioch, vallejo, concord, union city? Or do investors tend to go to Sacramento to source their deals? Any advice would help.
