Hi all, any landlord with more than 10 properties, have you have experience of installing master key system/ also called landlord key system one your apartment?

My new locksmith try to convence me to install those system on one of my unit and might be others as he explaint to me I keep one key for all units as master key. And each of my tenant has a different key.

Any advice on those who used those key? Are they worth it?

They are double of the price of normal key.

I do find every interesting the idea. However I wonder how practical is once we actually use them. Any cons?

Thank you for both of your replies, but is getting harder and harder to find any properties that cash flow with only 30% down on my area. Is almost impossible with today’s price and internet rate.

Hi all, a lot time I call and ask to schedule an appointment to view the property . Some agent like to ask me if I own another property or another properties on the area, or even sometime the management company will ask me those questions, I find quite Anoyed when people ask those private questions. How can I reply without being rude?

Hello all, thank you for your all replies. The reason I want to put down 50% because that way I cash flow about $200-$300. If I do less I barely make any money might be even lose $100 or so per month.

Cash flow is important to me.

Anyone try to get mortgage with 50% downpayment is it much easier to get aproved this way?

@Nathan G. Got it. Where I live has no self storage for sale. About 3 hours away there is one. So I might have to hire someone to manage if I do end up purchasing that self storage. Any advice on how to hire right manage?

Just curious about when you rent a self storage unit to client can you check their Credit or income?

What chance are running someone who dump all their stuffs there for one month and dissapare and doesn’t want to pay anymore.
