Be careful.. most of the good guys are not online and other landlords / investors keep them a secret. Your best bet is to drive around and spot a rehab in progress, walk up and ask the boss for a business card. You can also see the quality of their work on the spot.

I'm thinking "dismissed" means tenant waited until her court date and vacated the unit right before because she was going to lose and didn't want that on her record. I had a tenant do that to be before. And yes I agree with you, rejecting the tenant and giving them a reason is dangerous. Have to be careful as it opens you up legally.

Are they gonna be giving you money for the down payment? That would be very tricky and I think a bank wouldn't go for it. You have to be related or in some kind of romantic partnership for the bank to accept part of the down payment from another person. I could be wrong, hopefully a mortgage broker will reply here. I would use an LLC to do this deal in a clean and proper way.

1. Your own backyard 99% is best.
2. It shouldn't, just find a good deal that makes money with the rate you get. Especially if you are investing for the long term, 20-30 years. 
3. You can start out with a house hack. Get a duplex with FHA 3% down or a big house and rent out the other bedrooms. Whatever you do, don't start out investing in the "ghetto" and buying cheap.

There is a YouTuber, his channel is Dion Talk. He teaches a method for making work optional in 10 years. I believe he uses the income snowball method. Buy one property, it will cash flow $600 after all the payments and saving for cap ex. Have disciple and don't spend it, save it for the next down payment. Buy next property with positive cashflow so no you save even faster. The main challenge would be finding a property with real positive cashflow.

I know its easy to assume the tenant did something wrong and got away with that and that may be true, BUT sometimes the other party is wrong as well. So, you cannot assume.

You can likely get away with not responding to them, but you may wish to be more careful going forward because over the long haul you might run into that one applicant who won't let it go. 


 So you are saying there is a chance three different landlords took her to an eviction court by mistake? She paid rent on time and they just wanted to mess with her?

You missed a few..

Incline District of East Price Hill -  high rental demand

East Walnut Hills - Very up and coming and known, high investor competition 

North Avondale - Flying below the radar, parts of Avondale can be a war zone but cetin sections are very beautiful, affordable prices and high rental demand. 

Clifton / University of Cincinnati area - renting an entire house to college kids can be very profitable as the students pool their money together and split up each bedrooms. I've seen rents in the 4K range for a house that's worth 350K.

Northside - Already a trendy area but has room to grow. Strong rental demand. 

Just put yourself in their shoes. They don't wanna live in a huge building is tons of units or on a street with tons of other apartments, would preferer to know their neighbors. Ideally an in unit washer and dryer and a garage parking space. A neighborhood with low crime, lots of trees, coffee shops restaurants and bars. 

Have you considered sub metering all units? Might save a lot of money in the long run.

Given the little about of information you gave.. Id say you are looking at something around 90k - 200k for labor and materials.
