You can't be serious...

I got that rule from a flipper who did hundreds of flips in my area. I've also noticed the dame pattern with my rehabs also. I guess it depends on location and how cheap you can find the labor.

Look up Dion McNeeley on here. He has 11 units with 18k in passive monthly income. He was able to achieve this within 10 years working a low paying job. 

As far as myself, I have 12 units and only 1.5k in monthly profits. Hope to scale that to 6.5k / month as I rehab and reposition the units I already own.

Yeah I dont know what to do. They are constantly changing their phone numbers and making it seem like they are local number. When you pick up its some call center in Indonesia or something. They re relentless, they keep calling only about 1 of my properties. Sometimes twice a day. I tried to tell them to take me off their list, insulting them, joking around.. nothing works... they just keep calling.

I feel ya. I once had a tenant who started to become delusional / schizophrenic and started to think I was monitoring him through the Wi-Fi signal. To make maters worse he was always armed and had a bulletproof vest because he was working security at a pot shop. Luckily he agreed move out without putting up much of a fight. I was able to refund some of his rent and he just moved out on his own.

Try talking to ppl who have a short term rental in the area, have them give you an estate. 

Id say treat the property like your own. Suggest upgrades to maximize rents. Check the units periodically and schedule maintenance before things break or the tenants starts to complain.

The ideal situation is you list the house as “rent to own” Get 10% down and give them option to buy in 2-4 years for a pre determined price. All the maintenance will be on them. For every payment they make on time, $150 goes towards the principal of they choose to buy. Hopefully you can make that work. 

I’d say it’s a horrible idea in practice and would advise try another strategy. Who is gonna fight with the contractor if they installed something wrong and you have to start over? Your property manager? Highly unlikely. What if your original contractor wants more money or they will just stop showing up? Do you have to capital to completely start over? I have a crew that I hire regularly that knows I come by and check daily, and they still make a ton of mistakes. I can only imagine the quality of someone was only checking in once in a while. The odds are bad, most investors only try to flip one house in their life and give up.
