How much did you buy it for and what's your annual tax bill? Recently I got a huge increase also. On a 320k property Ill be paying 9k annually.

Look up Moses Kagan on X. He runs Adaptive Reality and they are killing it. They figured out the formula. They know rental demand is sky high due to rent control and building restrictions. They buy an apartment, remodel it to hipster sensibilities and list it for 4k-5k a month. They have the system down.

Yeah not a great spot. I hope that real estate agent knows more about Dayton then Cincy. I believe he shouldn't have let you buy this building unless you fully knw what you are getting yourself into. I own a 3 unit in the area but a different street. So far, I haven't had any issues renting my unit. I believe the main issue is 2 fold: 1. Busy street 2. Too many low income apartment buildings near by / vacant buildings. As a matter of fact, the red 4 unit next door is always on Zillow trying to be sold. But by the the biggest issue is PRICE. For $1,500 renters in Cincy would expend very nice place on a quiet street and desirable area.

I'm a Cincy investor. Send me a DM if you wanna talk neighborhoods or have any questions.

Calculate how much equity you have in the house, and then calculate the annual return on that equity. I would keep and hold it for the long term, unless you can deploy that money in a much more productive investment.

Hmmm, hard to contest the price evaluation because I bought it at 320k and thats what its valued at. I'm just dont understand the rate they are using. It seems off to me.
