@Mark S.One service I just started using for my STR is TouchStay. It's a digital guest welcome book. I had physical books and papers in my rentals but it seemed that people wouldn't look at it and still asked me the same questions over and over. I found with a digital book they actually look at it. Every time I get a new question, I add the relevant information to the book. Seems to help lighten the load a bit!

How did your summer perform? Was all the fatigue worth the numbers you hit?

@Mark S. If you put enough systems in place, STR can be actually pretty relaxing in my experience. I've automated most everything and able to take that burden off.

Before I had things in place, I completely understand! The constant issue of making sure that everything from cleaning, to inquiries, and checking on guests can be a major drain! 

Look at what you spend the most time doing and find a way to make that automatic. You won't regret it!

I agree that if you have an outdoor space you should definitely provide a grill. I always go charcoal because they are simple and almost impossible to break. I simply pick up a cheap charcoal grill and if it gets damaged I will trash it without a second thought. Guest love having it and it cost me $40 every two years!

Hey BP Community,

We (@TimothyChurch, @Dan Logsdon) are currently putting together a multifamily real estate deal in Galveston, Texas located just south of Houston. The building is in one of the best areas in downtown Galveston and includes 6 apartment units with ~5000 sq ft of first floor commercial space.

We have arranged for conventional financing, 20 yr amort, 5.5% loan with 20% down payment. We will be providing $180k of our own capital but are looking for a few other investors to provide additional funding for the project. Specifically, we are looking for another $60-100k with $20-30k going towards down payment and the remaining capital being used for value add CAPEX projects

Good afternoon, Disclosure: I'm a realtor, investor, and property manager in Galveston so I am a bit biased. I personally love investing here on the island. With the cost of SFH rising, I've been slowly transitioning over to vacation rentals. I avoided them at first thinking they would be too much work but once you have the system in place they are smooth sailing! If you're wanting to do beachfront homes there are definitely some great options. Your best best for vacation rentals is east of Jamaica Beach and west of the seawall. Focusing on this area as well as south of the major road gives you prime locations. At $500k you can find some great places! Some might be a bit dated but a little DIY can fix that. If you are up for a bigger project, a big value add can be in adding a story. There are still some older SFH that are close to the beach and only one story. Adding a second level (and beach facing deck) not only adds 2-3 bedroom but a better view. One nice thing is beach front vacation rentals typically get longer stays and a nice premium. For instance, my inlaws had a family get together last week. They rented a 5/4 beach front home for a week. You typically get families which is a wonderful demographic as they tend to take better care of the house. Good afternoon,

If you want the report for the area from Feb I have it. I'd be more than happy to share it with you. Typically when I do an analysis of a STR property here on the island, I run 45% occupancy and a conservative ADR. Typically during the summer my ADR is higher and winter a bit lower but I keep my prices adjusted to continue that level of occupancy.

I own a few LTR and STR here on the island. It is a really fun market for vacation rentals!!
