There's not much you can do about the tenants until their lease ends. I would give them 60 day notice at the right time that you will not be renewing the lease. Since you're going to be upgrading the units, just give the deposits back. Unless they deliberately destroyed something in the unit. Good luck.

Unlike 98% of people, we actually read Loan Documents, Contracts & so on. We want to know what we are being required to do and follow. Here are just a few items in the Housing Assistance Payments Contract that keeps us from accepting section 8

1. The owner must give the PHA any information on rents charged by owner for other unit.

2. PHA shall not be obligated to pay any late payment if HUD determines that late payment by PHA is beyond the PHA's control.

3. HUD shall have full & free access to contract unit, premises, & all accounts & other records of the owner that are relevant to HAP Contract.

4. The owner must grant such access to computerized or other electronic records & to any computers, facilities & must provide any information or assistance needed to access the records.

5. PHA failure to pay the owner is not a violation of the lease. The owner may not terminate the tenancy for nonpayment.

6. Must give 90 days notice to vacate

As you can see there are a number of reason not to take section 8. We will not allow them full access to any of our computers, smart phones, office and so on. Read the contract before you jump on the Section 8 band wagon and know what you are really getting yourself into.

@Nathan G. Great question. So far all tenants have been paying their rent.

The good ones we'll work with. The bad ones we'll evict by Non-renewal of lease. We won't bring up any payment issues.

@Matt Fischer I'm not sure why people are soooo afraid to confront a problem head on. Yes, you can sue the landlord and include the property manager. Not sure what part of Maryland you are talking about but there is a law regarding the "Enjoyment of Peace and Quit" of your property. If you are having these issue, than the other neighbors are as well. Try to reach out to some of the neighbors to see if any agree with you and work with them. Than, send a letter to the owner and property manager stating, they have to resolve this issue or you will sue them because you can not Peacefully and Quietly enjoy your home.

If this property is in a town/city contact the local council member and get them to help. We had a rental property across the street from us and the landlord didn't care who he put in there. You have the money, here's the keys. We told him to get rid of these tenants and put in respectful tenants or else we would make his life living hell. We would call the city, call the county, hire a lawyer and sue. We told him, instead of death by a thousand cuts. We would cause him death by a thousand complaints to the city & county and we would keep file one law suit after another. (that is the short version)

Guess what happen? Yup, two weeks later and the tenants were moving out. Now we have new tenants in that house that our whole neighborhood loves. Good Luck and Happy New Years!

@Grace Esteban Yes, we give $35 visa gift cards for Thanksgiving and Christmas. We use an online gift card service, that makes it very easy to scale up.

All gift cards come from our company and not any one person. This helps keep the distance between tenant and landlord.

Zillow is now charging $9.99 a week in Maryland. The problem with this new charge is that there is "No Value Added" to the service. The service before the new charge is the same after the new charge.

I emailed customer service asking if there was any other options and if not how do I cancel my account.

There response was "Thank you for reaching out, I have now deactivated your @outlook.com Zillow account.

Zillow is getting to big, they no longer care about there small customers.

There are too many other services out there to be locked into Zillow. I'll continue to use Costar, at least they are not charging to advertise your rental.

@Chris Reyes As a few others have already stated, Retirement. I remember my grandfather saying "Social Security will not be there when you retire and if it is, it will not look like it does today." Never truer words spoken and this was back in the late 70's early 80's. Now the U.S. is 25 Trillion (and counting) in debt. SS, 401k, Roth IRA's and other sources of retirement can't be counted on. We have calculated what we need to retire on and multiplied that by 2, this is our "WHY" & our goal.

@Wil Pace check to see if there is a local Landlord Association. I know Hagerstown has a good one but I don't know about Frederick.
